Construction activity is progressing at 6801 Canoga Avenue in Warner Center, where a mixed-use development has moved forward under a revised design approved after work was already underway. The project occupies a prominent corner at Canoga and Vanowen Avenues and reflects a notable example of increased scale being introduced mid-construction.

City records show that the updated plans call for an eight-story building containing 203 residential units above a concrete podium. The current scope represents a substantial expansion from the project’s original approval, which permitted a smaller six-story structure with fewer apartments and ground-floor commercial space. Revised approvals were issued by the Los Angeles Department of Building and Safety following plan modifications submitted after construction had begun.

The development is designed by Stockton Architects, Inc. Earlier iterations of the project depicted a lower-rise building with a colorful stucco exterior and a more limited residential program. While amenities associated with the original proposal were illustrated in preliminary materials, the revised version emphasizes increased residential capacity within the same site footprint.

The property sits within the Warner Center specific plan area, a district that has become one of the San Fernando Valley’s most active zones for large-scale residential development. Although new apartment construction is common in the area, post-permit revisions that materially increase building height and unit count remain relatively uncommon, placing the Canoga Avenue project in a distinct regulatory category.

As vertical construction continues, the revised eight-story structure is beginning to define the corner of Canoga and Vanowen, adding to the ongoing transformation of Warner Center. Once completed, the project will contribute additional housing density to a corridor shaped by long-term planning initiatives aimed at intensifying residential and mixed-use development.
