Construction continues to advance at 6728 Sepulveda Boulevard, where Uncommon Developers is adding one of the largest new residential projects planned for central Van Nuys. The property sits just south of Vanowen Street along a busy commercial stretch, an area that has seen growing interest from mid-rise builders over the last several years.

Approved plans call for a six story building with 405 apartments, ranging from studios to three bedroom layouts. The project also includes parking for 556 vehicles in a podium garage. Uncommon secured Transit Oriented Communities incentives, which permit additional height and floor area. In return, 41 apartments will be reserved for extremely low income households.
Works Progress Architecture is designing the development, continuing the firm’s recent run of multifamily work in the San Fernando Valley. Early renderings show a sculpted massing with curved corners and recessed balconies that break down the building’s length along Sepulveda. A series of salmon toned accents appear on upper levels, while the building steps back to make room for landscaped edges along both Sepulveda Boulevard and Columbus Avenue.

Resident amenities are planned throughout the building. A second floor deck will include a pool overlooking the interior courtyard, and a rooftop deck will offer additional outdoor space. The plans also incorporate a three story open air breezeway that links the podium level to a north facing outdoor terrace, creating multiple paths across the site.
Uncommon and Works Progress Architecture are behind several other new housing proposals across Los Angeles, including projects in Hollywood and Chatsworth. The scale of the Sepulveda development reflects the steady shift toward higher density housing in Van Nuys, particularly along its major transit corridors.
