A substantially larger residential project is proposed for a former industrial property in Artesia, where developer G3 Urban is pursuing a revised townhome community under California’s Builder’s Remedy. The site spans approximately 3.5 acres at 11709 Artesia Boulevard and 17212 Alburtis Avenue, just east of Pioneer Boulevard.

The updated proposal, branded as Artesia Place, would replace an earlier mixed-use concept with a fully residential development totaling 120 for-sale townhomes distributed across 22 three-story buildings. An earlier version of the project envisioned fewer units alongside ground-floor commercial space, but the revised plan eliminates retail uses while increasing residential density during a period when the City of Artesia’s housing element was not certified by the state.

In accordance with Builder’s Remedy requirements, 24 of the 120 homes would be reserved for low-income households. Plans show a mix of one-, two-, three-, and four-bedroom residences ranging from roughly 923 to 1,852 square feet, including eight live-work units positioned along the street frontage. Parking, internal circulation, and open-space amenities are organized around a campus-style layout rather than a single large structure.

Designs for the project were prepared by Angeleno Associates, according to materials included in a draft environmental study. That study anticipates a 24-month construction timeline, pending final approvals and entitlements from the city.

Artesia Place joins a growing pipeline of residential development along the Pioneer Boulevard corridor, where multiple housing projects are advancing on formerly industrial or underutilized parcels. If approved, the project would represent one of the larger Builder’s Remedy developments proposed in the Gateway Cities area in recent years.
