A small apartment development is moving through the approvals process at 5617 Virginia Avenue, where plans have been filed to replace a mid-1920s residential building with a modest five-story multifamily structure in Hollywood.
According to a recent application submitted to the Los Angeles Department of City Planning, applicant 4 Unit Virginia, LLC, is seeking permission to demolish an existing two-story fourplex on the site. The proposal calls for construction of a new building containing 17 one- and two-bedroom apartments, along with eight on-site parking spaces.
The project is requesting Transit Oriented Communities incentives, which would allow additional residential density beyond what zoning would otherwise permit. In exchange, two of the units would be reserved for extremely low-income households, aligning the development with the City’s affordability requirements under the TOC program.
Designs for the project have been prepared by Aaron Brumer & Associates, according to city records. While detailed elevations have not yet been released publicly, the proposed height and unit count position the building as a small-scale infill addition rather than a large podium-style complex.
The site sits just north of Santa Monica Boulevard and directly across Virginia Avenue from the block-sized parcel where Bardas Investment Group and Bain Capital Real Estate are developing the $450-million Echelon Studios Hollywood campus. The contrast highlights how smaller residential projects are beginning to cluster around major employment and production hubs taking shape in Hollywood.
If approved, the Virginia Avenue proposal would add a limited but targeted amount of housing to an area undergoing rapid commercial reinvestment, reflecting a broader pattern of incremental residential infill responding to large-scale studio and office development nearby.
