Dining, Guest Rooms, and Terrace Space Now Layered Into a Hotel at 3434 West 6th Street

A four-story building along West 6th Street in Koreatown has been reconfigured into a compact hotel that organizes dining, guest rooms, and outdoor space within a tight urban footprint. Located at 3434 West 6th Street, the project adapts a mid-century office structure into a hospitality program arranged vertically and laterally around ground-level public uses.

The hotel contains 52 guest rooms positioned above a restaurant-focused ground floor. Two dining spaces occupy the street-facing base of the building, establishing an active edge along 6th Street, while interior circulation connects these uses directly to upper-floor guest accommodations. A gym and meeting room are integrated into the building’s interior program, providing shared amenities without expanding the structure’s original envelope.

Outdoor space is introduced through a terrace deck located to the east of the main building. Set above a small on-site parking area, the terrace functions as an extension of the ground-floor dining program, with a bar positioned on an adjacent patio. This layered arrangement places public-facing uses at grade and just above, while keeping vehicle access secondary and visually recessed from the street.

Rather than introducing new construction, the project works within the constraints of the existing structure, redistributing program across floors and outdoor areas.

Now operating as the Kins Hotel, the building illustrates how a former office property can be reorganized into a hospitality use through program stacking and selective outdoor activation. Guest rooms, dining, and social spaces are layered within the same envelope, producing a hotel defined more by internal arrangement than by expansion or added height.
