A long-vacant corner at Sunset Boulevard and Fairfax Avenue is approaching full build-out as a mid-rise residential and commercial project takes shape on the former site of a gas station. The property at 7901 West Sunset Boulevard has been redeveloped with a single seven-story structure that consolidates housing, retail space, and parking within a compact footprint at one of Hollywood’s busiest intersections.
The building introduces 62 apartments arranged above a ground floor dedicated to commercial use. Residential units span a mix of studio, one-, two-, and three-bedroom layouts, while approximately 6,050 square feet of retail space lines the street level. Vehicle parking is accommodated in an on-site garage with capacity for 88 cars, integrated directly into the building mass rather than placed in a separate structure.

Project approvals were secured through the City of Los Angeles’ Transit Oriented Communities program, allowing additional residential density beyond base zoning. As part of that entitlement pathway, five apartments are reserved for extremely low-income households, with affordability restrictions extending for 55 years.
The project, known as Skyview Sunset, was designed by Next Architecture. Exterior materials include plaster, fiber-cement siding, and precast concrete, creating a layered façade expression across the building’s elevations. Shared outdoor amenities are distributed between a third-floor deck and a rooftop terrace, placing common spaces above the street while remaining visually integrated into the overall form.
Development of the site is led by Jade Enterprises, whose portfolio includes multiple mixed-use projects in Downtown Los Angeles as well as developments in Pasadena and Marina del Rey. The Sunset Boulevard project stands several blocks east of another high-profile, yet-to-be-built mixed-use site previously entitled near Sunset and Crescent Heights.
As construction approaches completion, the redevelopment of 7901 West Sunset Boulevard marks a shift from auto-oriented land use to a vertically organized residential and commercial building, reshaping a prominent corner with new housing and active ground-floor uses rather than a standalone fueling station.
