Residential development is distributed across the site in a combination of attached and detached formats. The attached component consists of townhomes and stacked flats grouped in multi-unit buildings, while detached homes are placed along select edges of the plan. Building heights range from two to four stories, reflecting the variation in housing types across different portions of the site.
Parking is accommodated throughout the project in a mix of configurations aligned with the internal circulation pattern. A total of 641 vehicle spaces are provided, with access points designed to serve individual residential blocks while minimizing conflicts near the central open-space area.
Design materials prepared by KTGY and C2 Collaborative describe architectural themes drawing from Spanish and Seaside precedents. The proposal is undergoing environmental review and would require changes to the city’s land use framework, including a general plan amendment and a zone change, before construction could proceed under the submitted timeline.
