Plans approved in Culver City outline a comprehensive residential redevelopment at 5757 Uplander Way that is structured around an internal north-south landscape corridor. The proposal reorganizes an 8.3-acre site into a series of buildings and outdoor spaces connected by a continuous pedestrian route rather than a single superblock footprint.

Architecture for the development is credited to KFA Architecture.

At the center of the plan is a landscaped paseo that runs the length of the property, functioning as the primary organizing element for circulation and open space. Residential buildings are positioned on either side of this spine, creating a sequence of courtyards and plazas that step outward from the central path. The arrangement establishes multiple outdoor rooms with varying scales and degrees of enclosure, as shown in submitted plans and renderings.

Three seven-story residential structures frame the paseo and associated open spaces. Each building is configured in a podium format, with upper residential levels set above ground-level elements that address circulation and shared uses. The spacing between buildings allows light and air to reach the interior of the site while maintaining a coherent edge along surrounding streets.

Along Hannum Avenue, ground-floor commercial space is integrated at the base of the residential buildings, creating an active frontage that anchors the project to the street. Parking is accommodated within the site to support both residential and commercial components, keeping surface activity focused on pedestrian areas rather than vehicular movement.

The project includes a substantial residential program supported by density bonus provisions, with a portion of the apartments reserved for very low-income households under a long-term affordability commitment. Construction is anticipated to occur in multiple phases following approval, with the landscape framework intended to guide buildout across the site.
