Plans approved for redevelopment at 3405 West Carson Street outline a large residential community organized around shared open space and internal amenities on a former commercial site in Torrance. The project occupies a multi-parcel property with frontage along West Carson Street and Madrona Avenue, replacing prior surface parking and commercial uses with a coordinated residential layout.

Rather than arranging buildings along the perimeter alone, the site plan establishes a network of internal streets and landscaped corridors that structure the development from the center outward. Residential buildings are grouped into blocks that frame common outdoor areas, creating a hierarchy of public, semi-public, and resident-focused open spaces throughout the property.

At the core of the plan is a central amenity area measuring approximately 14,500 square feet, positioned to function as the primary gathering space for residents. This area is connected to surrounding housing blocks by landscaped pedestrian paths, while additional open spaces are distributed across the site, including a larger landscaped area at the northeast corner. In total, roughly one quarter of the property is dedicated to landscaping and open space.

The residential program includes 260 homes with two-, three-, and four-bedroom layouts, distributed among buildings rising up to four and five stories. The buildings are arranged to maintain consistent setbacks and internal alignments, allowing the open spaces to remain legible and continuous rather than fragmented by parking or service areas.

Fashion Square at Del Amo is being developed by Lennar and designed by KTGY in collaboration with Woodley Architectural Group. When completed, the project will introduce a master-planned residential community in which shared open space and amenity areas serve as the primary organizing elements for housing on a large Torrance parcel.
