Work is moving forward at 4129 Centinela Avenue, where a former commercial property is being redeveloped into a vertical affordable housing project in Del Rey. The proposal introduces an eight-story residential building along a busy corridor just south of Washington Boulevard, marking a shift from low-rise commercial use to mid-rise housing.

The project, developed by Passo, is planned with 72 apartments consisting of studios and one-bedroom units. All homes are designated as affordable, with the exception of a single market-rate manager’s unit. Notably, the building is designed without on-site parking, allowing the full site area to be devoted to housing, circulation, and shared amenities rather than vehicle storage.

Architectural plans prepared by Aero Collective show a contemporary podium-style structure organized to support vertical density. Residential floors stack above a ground-level base, while upper levels are set back to accommodate a rooftop terrace. A community room is also incorporated into the program, providing indoor shared space within the compact footprint.

By concentrating housing in a taller, parking-free form, the project leverages its location on Centinela Avenue to deliver affordability without expanding outward. When completed, the development will add a dense residential presence to the corridor, replacing a single-use commercial building with a vertically organized affordable housing complex.
