Construction has reached a major structural milestone at 5365 South Crenshaw Boulevard in Hyde Park, where a six-story mixed-use building is now fully framed just north of the Crenshaw Line station at Slauson Avenue. The project occupies a long-held family-owned parcel at the intersection of Crenshaw Boulevard and 54th Street, advancing as a new residential and commercial addition to the corridor.
The development, known as The Clark on 54th, is being built by Praxis Development Group in partnership with the Clark family, which has maintained ownership of the site for decades. Plans call for 48 apartments arranged above approximately 2,100 square feet of ground-floor commercial space, with parking provided in a 28-vehicle garage. The residential mix includes studio, one-bedroom, two-bedroom, and three-bedroom units.

Project approvals include density bonus incentives that allow the building to exceed baseline zoning allowances. In return, six of the apartments are designated as deed-restricted affordable housing units reserved for very low-income households, integrating long-term affordability into the project’s residential program.
Architectural design services are being provided by KFA Architecture. The building is clad primarily in stucco and is capped by a rooftop amenity deck, contributing a contemporary residential profile to a stretch of Crenshaw Boulevard that has seen increasing mid-rise development activity in recent years.
The project stands directly across the intersection from a senior affordable housing complex completed in 2019 by Related California, with additional mixed-use construction underway nearby at the intersection of Crenshaw Boulevard and 53rd Street. Completion of the development at 5365 South Crenshaw Boulevard is anticipated in 2026.
