New planning materials filed with the Los Angeles Department of City Planning outline a high-rise mixed-use proposal at 917 West Olympic Boulevard in Downtown Los Angeles. The project would occupy a full block of land currently used for surface parking just north of the J.W. Marriott hotel complex, introducing a major vertical expansion to the northern edge of the L.A. Live district.
The proposal is being advanced by AEG and would replace parcels at 917 to 931 West Olympic Boulevard and 920 to 948 South Georgia Street. Plans describe a 49-story tower reaching approximately 631 feet in height, combining 364 residential units with a 334-room hotel. The lower and mid-level floors are programmed with restaurants, a bar, meeting rooms, a ballroom, and more than 112,000 square feet of dedicated entertainment space. Parking would be provided in a 666-space garage integrated into the building.

Entertainment uses are concentrated primarily on the fifth and sixth floors, where the plans allow for a range of attraction-style venues, while additional amenities include a rooftop deck, a podium-level outdoor deck, and a nightclub located on the eighth floor. At street level, the building would be set back behind an entry plaza and pocket park fronting Olympic Boulevard, creating a publicly visible open space along the corridor.
Architectural design is being led by WATG. Renderings depict a contemporary tower composed of glass, stone, and metal, with a visually active podium along Olympic Boulevard. The podium facade incorporates vertical fin-mounted LED elements and accommodates both static and digital signage as part of the building’s street presence.
Entitlements for the project would require conditional use approvals for hotel operations and alcohol service, along with amendments to the Los Angeles Sports and Entertainment District Specific Plan governing the surrounding blocks of the L.A. Live campus. Those approvals ultimately require City Council action, extending the project’s review timeline. Public statements indicate that construction is expected to proceed only once broader economic conditions improve.
The site has been the subject of multiple high-rise concepts over the past decade, including earlier hotel and tower proposals associated with the adjacent J.W. Marriott complex and other unbuilt developments north of Olympic Boulevard. The latest plans arrive as construction begins on a $2.6 billion expansion of the Los Angeles Convention Center, positioning the Olympic Boulevard corridor for continued long-term redevelopment.
