A new development proposal for 3521 West Washington Boulevard would introduce a mid-rise building designed to anchor a prominent corner parcel in Arlington Heights. The project is positioned to establish a continuous street presence along both frontages, introducing a larger residential structure in place of the existing single-use site.
The plan calls for a seven-story building containing 146 residential units, all designated for income-restricted households at moderate and low levels. The unit mix consists entirely of one-bedroom layouts. In addition to housing, the project includes approximately 862 square feet of commercial space at the ground level, placed to engage the surrounding sidewalks.
The building’s ground floor is designed with transparent glazing and recessed entry points, creating an active edge along the street. The corner condition is emphasized through a vertical break in the façade, while pedestrian access points are distributed along both street frontages to support circulation.
Renderings depict a façade composed of repeating balcony modules framed by vertical screening elements. These features create depth across the exterior while introducing a consistent rhythm across upper floors. A contrast between lighter wall planes and darker structural framing further distinguishes individual sections of the building mass.
The project is being developed by 3521 MSB Capital, LLC, with architectural design by KFA Architecture. Project materials identify the development as Washington Gardens.
The property sits along a corridor where multiple residential projects are currently in progress, contributing to a growing concentration of housing along Washington Boulevard. The proposal would contribute a fully income-restricted residential component to this evolving corridor.
