The proposal makes use of Senate Bill 684, a state law that streamlines the subdivision of parcels for small-scale housing developments, enabling multiple ownership units on a site that would otherwise be limited in density.
Drawings depict a contemporary architectural approach defined by a repeated series of rectilinear volumes. The façades incorporate recessed openings, horizontal bands, and integrated balcony spaces, creating a consistent rhythm across the building elevations. Rooftop areas appear to be utilized as private outdoor space, framed by structural elements above the uppermost level.

No on-site parking is included in the current proposal, reflecting a site design that prioritizes residential density over vehicle accommodation. The layout instead focuses on unit organization, access, and private outdoor areas within the compact footprint.
The site is located within Santa Monica’s Pico neighborhood, an area where multiple infill housing projects have been proposed in recent years. This proposal continues that pattern, introducing a small-scale ownership housing development within an established residential context.
