The seven-story mixed-use development at 5566 West Pico Boulevard in Mid-City is preparing to enter the residential leasing market under the name Optico. The proposed project is a 40-unit building with four apartments reserved for extremely low-income households. The development combines five levels of residential and amenity space with two lower levels accommodating parking and commercial uses. Khal Khaireddin Architects designed the project.
The approved program includes studio and one-bedroom apartments, approximately 1,350 square feet of ground-floor retail space, and parking for 25 vehicles. The development was approved using Tier 2 Transit Oriented Communities incentives, with the four income-restricted apartments incorporated into the residential program.

Renderings give the Pico Boulevard and Curson Avenue corner a pronounced vertical emphasis. A rounded residential volume anchors the intersection, with curved glass-railed balconies stacked across the upper floors. Straighter portions of the building use projecting rectangular balconies, while a tall blue-green vertical element rises beside the corner frontage. White exterior surfaces and dark window frames establish the primary palette, with planted terraces integrated along portions of the facade. At street level, large glazed openings identify the commercial spaces facing Pico Boulevard.
Shared spaces are planned around the rooftop and outdoor portions of the property, while the building also provides facilities for bicycles and electric vehicles. Private balconies are incorporated into the apartment designs.
The building’s residential website currently advertises studio and one-bedroom apartments for Winter 2026.
