Construction has started on a new affordable housing development at 1248 North Cherokee Avenue in Hollywood, where excavation is underway for a five-story apartment building. Seachange Partners is developing the project, with Aaron Brumer & Associates serving as architect. The building will contain 45 one- and two-bedroom apartments, with 44 homes reserved for low- and moderate-income households and one apartment set aside for an on-site manager.
The development is rising on two adjoining residential parcels totaling roughly 0.24 acres. The property previously contained a single-family house and a triplex, both of which are being replaced by the new apartment building. No automobile parking is planned, allowing the relatively compact site to be devoted primarily to housing and resident space. Earlier property records show the assembled site spans approximately 10,240 square feet.
The supplied rendering shows a straightforward five-story design organized around a symmetrical street-facing facade. White exterior walls are paired with broad wood-toned panels across the upper residential floors, while a darker gray base distinguishes the ground level. Recessed balconies run through the center of the facade, and narrow vertical windows mark the outer edges. Landscaping is planned between the building and sidewalk.
The project represents another example of affordable housing being built on a relatively small Hollywood infill site. Public construction records show demolition and grading activity moving through the approval process during 2025 and 2026, with the current work advancing the property into the construction phase.
Once complete, the development will replace a handful of older homes with 45 apartments in a five-story building a short distance from Santa Monica Boulevard and Highland Avenue. A completion date has not yet been announced.
