The exterior of “Essence Apartments” is wrapping up at 6041 Variel Avenue in Woodland Hills, Los Angeles. BCEG purchased the three-acre lot in 2016. The building is the first phase of the development, followed by a 12 story office tower.

It is 89 feet tall, 190 feet wide, and 481 feet long. It reaches seven stories high, with one level of the basement. The inside contains 293,900 square feet of floor. It is designed to contain 247 apartment units, including studio, one-, and two-bedroom floor plans, some of which will be live/work layouts. There will be options for oversized balconies and private stoops. Finishes will include quartz countertops and stainless steel appliances.

The site will be pet-friendly, including an on-site pet spa. The workspace will include offices, conference rooms, and a presentation room. Other amenities include fire pits, a fitness center, a lounge, and a poolside courtyard. There will be 292 long-term and 37 short-term bicycle parking spaces and 125 compact, 14 disabled, and 353 standard parking spaces.

Build Group Construction is the primary contractor for the project. Once it opens, it will be managed by Legacy Partners. The permit valuation for the project was $65 million.
