Exterior construction has nearly finished at 6711 Sepulveda Boulevard, in Westchester. The building is located next door to our previous post, at 6733 South Sepulveda Boulevard. The project is for the Hanover Company, which is headquartered in Texas, but has properties throughout the United States.
The new eight story building will have five stories of wood frame, over a three story podium, with one level of subterranean parking. It will reach 91.83 feet high, 101.5 feet wide, and be 369.5 feet long. It will also include 5740 square feet of landscaping.
There will be space for 180 residential units, 15 of which will qualify as very low income. Studio, one bedroom, and two bedroom apartments will be offered, some of which will have a balcony or terrace. An amenity deck will be at the back of the property. Prices range from $2,346 a month for a 600 square foot apartment, to $4,434 for a 1,234 square foot apartment. There will be 115 spaces for long term bicycle parking, and 12 spaces for short term bicycle parking. There will be 215 parking spots, five of which will be reserved for disabled parking.
TCA Architects designed the project to have a modern, urban feel, yet blend with the environment around it. Natural finishes, such as wood siding and stone veneer, reinforce the sense of nature around the lot. The $31,418,275.00 project is set to finish in 2021.
