The exterior of 3960 South Grand View Boulevard is taking shape in Mar Vista on the Westside of Los Angeles. By Community Corp. of Santa Monica, the project is their first venture outside of Santa Monica and part of a larger plant to expand throughout the Westside. They have entitled the project “Vista Ballona.”
The building is six stories high, with 44,200 square feet of floor. The dimensions are 60 feet tall, 132 feet long, 82 feet wide. On the upper floors, there will be 50 units. 12 of them will be set aside for individuals with developmental disabilities. 49 units will be for restricted incomes, and one will be a manager’s unit.
Parking will be provided on the ground floor and the basement level. There will be 20 compact, 3 disabled, and 27 standard car parking spaces and 37 long-term and 6 short-term bicycle parking spaces. The site will provide 3,000 square feet of the landscape for residents to enjoy.
FSY Architects are behind the design, which is aiming for LEED Platinum certification. The permit valuation was $7,3 million at the time of filing. Offsite case management services for residents will be offered through Brilliant Corners and the Westside Regional Center.
