Framing is starting to rise at 321 South Oxford Avenue, in Koreatown. The project will bring denser housing and a few low-income units to the area. New Creation Engineering & Development are the primary contractors for the project. A couple of smaller residential buildings were previously at the location.

When completed, the building will be six stories tall, with 55,200 square feet of floor. The dimensions will be 65 feet tall, 115 long, and 106 feet wide. 38 units will be inside, with a mix of 2, 3, and 4 bedroom units. Four units will fall under the extremely low-income tier.

Parking will be on the ground floor and single basement level. There will be 41 compact, 2 disabled, and 30 standard parking stalls. 35 long-term and 4 short-term bicycle parking will be on site. Several bus stops, as well as a bike share, are less than a block away. The project is part of the Transit Oriented Communities program.

J & S Associates are listed as the architectural firm behind the design. Plans include 2,500 square feet of landscape. The development is expected to cost about $18.2 million dollars.
