Plans to construct a new mixed-use complex at 3401 South La Cienega Boulevard, Los Angeles, have moved forward. The project proposal includes redeveloping the site into a multifamily housing complex with office space. The site currently houses a self-storage facility that is slated for demolition.

Australian real estate and investment firms Lendlease and Aware Super are developing the project. Documents show Lendlease purchased the project site for approximately $90 million six months ago. New York-based firm The SHoP Architects is responsible for the design concept and construction.

The project site is a parcel spanning an area of 3.5 acres. The new development will bring a twelve-story residential tower, offering 260 units. Additionally, a six-story building with 250,000 square feet of office space will be constructed. The residential units will be offered as a mix of studios, one, two, and three-bedroom apartments. The average size of the residences will be approximately 800 square feet. The two buildings will share a subterranean parking garage and a street-level plaza with community space.

The developer has requested entitlements using the California statewide density bonus program, which will require that a minimum of 11 percent of the new apartments are set aside at the low-income level. An additional seven apartments are voluntarily reserved as workforce housing.

Renderings reveal two contemporary-style buildings with terrace decks on upper floors. The office building will feature cross-laminated timber construction. Plans call for 30,000 square feet of open space designed by landscape architecture firm RELM.

Pending the approval of entitlements, the joint venture expects to break ground on the project in 2023 and complete work by 2025.

The project site sits between West Adams and Culver City and is the latest in large mixed-use and commercial developments planned for the neighborhood.
