A new multifamily residential project site has begun preparation at 3521-3537 Hughes Avenue in Palms, Los Angeles. The project proposal includes the development of 40 new apartments near Palms Station. The project will replace two houses and two duplexes on the site.
Geneva Street Partners is the project developer. Hochhauser Blatter Architecture & Planning (HBA) is responsible for the design concepts.
The project site is a half-acre parcel. Named Geneva at Hughes North, the project will bring a six-story multifamily residential building offering 40 apartments. The apartments will be designed as a mix of one-bedroom, two-bedroom, three-bedroom, and five-bedroom units. A semi-subterranean parking garage with a space for 49 vehicles will be developed on the site.
The project was granted approval in late 2021, and site preparation is now underway. The project was entitled using Transit Oriented Communities incentives to permit a taller, denser apartment complex than allowed by the property’s zoning. In exchange for the bonuses, Geneva Street Partners is required to set aside four of the apartments as deed-restricted affordable housing.
Renderings reveal a contemporary stucco-clad facade, similar to other recent projects in Palms. Onsite amenities are inclusive of a fitness center, a community lounge, and an outdoor deck located at its sixth floor.
