A new apartment building is taking form and shape at 139 Occidental Boulevard in Westlake, Los Angeles. The project proposal includes the development of a six-story multifamily apartment complex. The site was previously developed with a small, courtyard-style style apartment complex.
Spudland, LLC it the project applicant. MiKA Design Group is designing apartment building.
The multifamily residential development will rise from two parcels. Plans call the construction 74 apartments offered as a mix of studios, one-bedroom, and two-bedroom units. Parking for 79 vehicles will be provided at a subterranean level.
Entitlements for the development include Transit Oriented Communities incentives, allowing increased density and reductions to required setbacks. In exchange the incentives, nine apartments are to be set aside as deed-restricted affordable housing, replacing 70 percent of rent-stabilized units which previously occupied the project site.
Renderings reveal a contemporary podium-type structure. Onsite amenities will include a courtyard and a ground-level fitness room.
