A new residential project has been pitched for development at 11208 West Burbank Boulevard in North Hollywood, Los Angeles. The project proposal includes the construction of a seven-story residential building offering. Plans call for the demolition of a vacant building that used to house an automobile repair shop.
Mr. QOZ, LLC is listed as the property owner. Office P.S. is listed as the architect and applicant behind the project.
The project site is a corner lot fronting Klump Avenue. The project will bring a new seven-story building featuring 42 rental apartments. Parking for 42 vehicles will be provided on the site. Requested entitlements include Transit Oriented Communities incentives to permit a larger structure than normally allowed by zoning rules. In exchange, five of the new apartments are to be set aside for rent as deed-restricted extremely low-income affordable housing for a period of 55 years.
Rendering as a contemporary podium-type building. A project application has been submitted, seeking review and approval. The estimated construction timeline has not been announced yet. The site is located one block from North Hollywood Station’s massive park-and-ride lot.
