A new large-scale mixed use project has been proposed for development at 6300 West 3rd Street in Mid-Wilshire in Los Angeles. The project proposal includes the construction of an eight-story building offering spaces for residential and retail uses. The project is replacing the eastern half of the Town & Country shopping center.
Holland Partner Group is the project developer. MVE + Partners is designing the project.
Construction has began for the mixed-use residential complex named 3rd & Fairfax for its location. Located across the street from The Grove and the Farmer’s Market, once completed, the eight-story building will bring 331 apartments over retail space on the ground floor. The residential units are designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments above approximately 84,000 square feet of commercial space. Plans also call for parking for 996 vehicles in a two-level subterranean garage and a three-level podium structure.
Renderings reveal a contemporary design for the apartment complex, with the façade rising roughly 100 feet in height. The exterior uses setbacks and cutouts to reduce its scale facing Fairfax Avenue and a neighboring elementary school to the south. Plans also call for courtyards and amenity decks to provide outdoor space for use by residents.
While 3rd & Fairfax development is one of the largest residential developments the neighborhood has seen in years, the current plan for the Town & Country site has been scaled back from what was initially proposed in 2018, when Holland Partner Group had sought to build a 19-story high-rise with more than 380 residential units. An environmental report published by the City of Los Angeles indicates a roughly 32-month construction period for the complex.
