Framework is rising at 12444 Venice Boulevard, in Mar Vista. The structure, in development by LaTerra, will bring more housing to the Venice Mar Vista Arts District, recently created by the City of Los Angeles. LaTerra purchased the site in February 2019.
When completed, the boutique-style community will be six stories high with one basement level below. It will be 66 feet tall, 140 feet long, 150 feet wide, and have 62,652 square feet of floor area, 2,100 of which will be retail space. There will also be 1,926 square feet of landscape. 77 residential units will be inside, 7 of which will be very low-income housing.
Amenities will include a leasing /Uber lounge, 24 hour fitness center, co-working hub, courtyard, oversized roof deck with dipping pool, and an outdoor entertaining zone. The inside will also feature art that highlights local talent. There will be space for 40 compact, 3 disabled, and 49 standard car parking stalls, as well as 79 long-term and 10 short-term bicycle parking spaces.
TCA Architects designed the project. It features one of the only rooftop pools on a wood frame building in all of Los Angeles and playful coastal motifs. Construction is expected to finish in October of 2021. The building had an initial permit valuation of nearly $14 million.
