Ground has been broken at 215 North San Fernando Road in Lincoln Heights, Los Angeles. The project, by 4Site Real Estate, will bring denser housing to the area. When completed, residents will be able to enjoy a rooftop deck with views of the city.
The building will be five stories high, with 52,000 square feet of floor. It will be 59 feet tall, 147 feet long, 137 feet wide. There will be a mezzanine on one level. The inside will contain 81 apartments, as well as a gym and a lobby.
The parking provided will be at grade. There will be 2 compacts, 1 disabled, 12 standards. For bicycle parking, 80 long-term and 10 short-term bicycle parking spaces will be provided. The San Fernando/Humboldt bus stop is a block away, and the Lincon/Cypress Station, connecting to the L (Gold) Line, is also close by.
Tighe Architecture is behind the design, which will include some live/work units. They collaborated with Kim & Associates for part of the project. Renderings depict a modern, industrial, podium style design, broken up by central, open-air hallways and featuring large windows on some of the units.
