Sawtelle-based firm Wiseman Residential is seeking approvals for developing a new mixed-use development at 10610-10628 West Venice Boulevard in Palms, Los Angeles. The project proposal includes the construction of a mixed-use development featuring an apartment complex and restaurant space. The development is said to replace an auto repair shop, a dentist’s office, and four apartments.

Uriu and Associates are managing the design concepts and construction.

The development will consist of a seven-story building with 109 housing units. Along with that, a restaurant space of 3,300 square feet is proposed on the ground floor. A semi-subterranean parking space for approximately 137 vehicles is also planned. The residences are offered as a mix of one, two, and three-bedroom apartments.

Requested entitlements include Transit Oriented Communities incentives, which will allow a larger apartment complex than zoning allows. In exchange, eleven of the dwellings will be set aside as affordable housing.

Illustrations reveal a contemporary low-rise building showcasing stucco, cement, and metal panel cladding.

The project site is located near Venice Boulevard and Overland Avenue. The estimated date of project completion has not been announced yet.
