Work has stalled at 6569 North Van Nuys Boulevard. The project is by Ketter Group, a company that offers full-service design, construction, and development. The ground was expected to break in the second quarter of 2020. The Van Nuys site previously housed a couple of small commercial buildings, which have since been demolished.
Designs call for a six-story structure with 157,100 square feet of floor, no taller than 75 feet. 18,400 of the space will be ground floor commercial retail. Above, there will be 174 residential units, 10 of which will be low-income housing. 145 of the units will have private balconies.
1,000 cubic yards of soil will need to be exported to construct two subterranean parking levels, 22 feet below grade. Designs include 348 residential parking spaces, 18 of which will be mechanical lift spaces. There will also be 67 commercial parking spaces.
In the plans, there are 20,489 square feet of open space on the 1.29-acre lot. Amenities include an open-air courtyard on the second floor with a fire pit, landscaping, and sitting areas. There will be a gated pool with additional lounging space. A gym and a recreation room will be on the same level. Other amenities include a dog walk, yoga space, bocce ball court, and BBQ. A new deadline has not been announced.
