3827 South Frances Avenue has opened in Mar Vista. Pacific Empire Builders was the primary contractor on the project, which has been entitled Geneva Pacific. The site brings denser housing to the area, which previously contained smaller, single-level residential buildings.

The structure is 56 feet tall, 125 feet long, and 49 feet wide. It is five stories high, with 20,500 square feet of floor. Inside there are 18 apartments, including two very low-income housing units. There are five-floor plans, including 1 bedroom, 1 bathroom units, and two-bedroom two-bathroom units. Prices range from $3,200 to $4,250.

Amenities include rooftop lounges, insulated storage space, recycling chutes, amazon lockers, and a conference room. The community is non-smoking and pet-friendly. Parking is on the first level and the one level of basement garage. There are 11 compact, 1 disabled, and 17 standard parking spaces, and 18 long-term and two short-term bicycle parking spaces.

Hochhauser Blatter Architects are behind the design, which features private balconies and a contemporary aesthetic. There are 1800 square feet of landscape overall. The site is managed by Moss & Company. $3.5 million was the permit valuation at the time of filing.
