“The Roy,” at 33644 Overland Avenue, has opened in Palms. Anejo Development and Griffin Opportunities collaborated in the development of the site, which used to have several smaller residential buildings. The property is now much denser, with added retail space.

The building is six stories high with 76,700 square feet of floor. It is 70 feet tall, 198 feet long, and 113 feet wide. Inside there are 92 apartments on the upper five floors, including studio, one-, and two-bedroom floor plans. 1,500 square feet of retail space is on the ground floor.

The rooftop deck offers a barbeque and movie screen area. There is a landscaped courtyard area on the second level. A gym, community room, and a dog run are additional amenities. The site has two levels of basement. There are 9 compact, 2 disabled, and 90 standard parking spaces, as well as 92 long-term and 10 short-term bicycle parking spaces.

KFA is behind the design. The exterior is made of interlocking elements with exterior plaster, fiber cement panels, and reflective porcelain tiles. The project costed approximately $18 million. Resident applications are currently being accepted.
