A new residential complex could be developed on a site located at 14805-14817 Erwin Street in Van Nuys, Los Angeles. The project proposal includes the construction of new apartments, replacing small residential buildings on the site.
14817 Erwin LLC is the project owner. GA Engineering is responsible for the design concepts and construction.
The project site merges three parcels into one. The project will bring thirty-three apartments, replacing two single-family homes and a triplex built in the 1950s. The apartments will be offered as a mix of one-bedroom, two-bedroom, and three-bedroom units. A parking facility with a capacity of thirty-one vehicles will be developed on the site.
The proposed apartment complex will be a five-story structure with on-site amenities like a recreation roof at the top floor and a rear yard.
Due to the property’s location within roughly a half-mile of the G Line’s Sepulveda and Van Nuys Stations, the project is eligible for Transit-Oriented Communities incentives permitting a larger structure than allowed by zoning. In exchange, the apartment complex will set aside five units as affordable housing at low-income levels.
The property site is located within walking distance to two stops on the G Line busway, neighboring other multi-family housing buildings in Van Nuys.
