751 South Valencia Street is at full height, in Westlake. The project, by 4Site Real Estate & Development, will bring denser housing, as well as some low-income housing to the area. The site was previously a 1920s brick commercial building.

Plans call for a five-story building with 34,400 square feet of floor, and a mezzanine on one level. The dimensions will be 62 feet tall, 127 feet long, and 109 feet wide. Inside the upper levels, there will be 60 units. 6 units will fall under the extremely low-income tier.

Retail and parking will be on the ground floor. There will be 3 disabled and 29 standard parking spaces. Five spaces will be offsite. There will be room for 50 long-term and 7 short-term bicycle parking spaces. Bus stops, about two blocks away in either direction, provide public transportation to the area.

Tighe Architecture is behind the design. Renderings depict a pool deck on the platform above the street commercial and parking space. Other amenities will include a gym, recreation room, and lobby. Residents will enjoy elevator access. The Permit valuation, at the time of filing, was $5 million.
