Mixed-use development is taking its form and shape at 8821 South Sepulveda Boulevard in Westchester. The project proposal includes the construction of a residential building offering retail space.

Caladan Investments is the project developer. Lahmon Architects is responsible for the design concepts and construction.

The project site is an L-shaped parcel that once housed a Grinder restaurant. The new mixed-use development will bring 87 apartments designed in a six-story building. A parking garage with a capacity of 82 vehicles will be designed on the site. The project will also offer retail space spanning an area of 900 square feet on the ground floor.

The developer entitled the project using Transit Oriented Communities incentives to allow a larger building. In exchange, eight apartments will be set aside as deed-restricted low-income housing for fifty-five years.

Renderings reveal a podium-style building featuring rooftop decks. The project broke ground last year, and now wood framing is starting to rise. At the time of the groundbreaking, construction was estimated to reach completion in mid-2022.

The property site is located at the intersection of Sepulveda Boulevard and Manchester Avenue. It sits along with other multifamily housing developments in the Westchester community.
