2130 East Violet Street has topped out, in the Arts District. The project, by Lowe, will revitalize the industrial area with a new office space. The site is situated along the Los Angeles River. The building will be nine stories tall, and over 113,000 square feet in size.

The roof will have a 3,000-square-foot deck with lounge seating, tables and chairs, and views of the city. There will be 109,100 square feet of office space overall, on the upper floors. The top four floors will have 27,000-square-foot floorplates, and large terraces, for increased air circulation and connected indoor/outdoor meeting spaces.

The ground floor will have 3,400 square feet of retail. The redesign includes the installation of public infrastructure around the development, including sidewalks, crosswalks, a traffic signal, tree grates, street lighting, and landscaping along its Violet Street frontage as well as a “green alley” with pervious pavement technologies. There will be parking for 275 vehicles on site.

Ware Malcomb is behind the architectural layout. The design is influenced by the Arts District’s industrial heritage. Material selection includes exposed concrete and steel detailing, the terraces provide depth to the overall massing. Additional features include operable windows, open floor plates, high ceilings, and energy-efficient building systems, and HVAC. Construction is expected to finish in early 2022.
