Stories are rising at 14541 West Gilmore Street, in Van Nuys. The project will bring denser housing and a couple of low-income units to the area, a three minute walk from the Van Nuys Blvd / Metro Orange Line Station, which currently has busway service and will eventually have service via LA Metro Light Right Transit (LRT). The new rail line will run mostly down the center of Van Nuys Boulevard, with construction expected to start in 2022. This is Topanga Partners seventh development in the area.

The building will be four stories tall, with 43,700 square feet of floor. Inside there will be 31 units, ranging between 1,000-1,200 square feet each, with open layouts. Units will have two bedrooms with walk-in closets, two bathrooms, and private balconies. Three of the apartments will fall under the extremely low income tier, as part of following TOC guidelines, which incentivized a 12 unit density bonus.

There will be one level of basement. Parking will be in the basement level and first floor. There will be 1 compact, 1 disabled, and 31 standard parking spaces. 30 long term and 4 short term bicycle parking spaces will be onsite.

Daryoush Safai is the architect behind the design. Renderings depict a contemporary style, with yellow accent blocking. Amenities will include a recreation room with a large television and a wet bar, a roof top deck, enclosed parking, controlled access gates, and 24-hour camera monitoring. $6.9 million was the permit valuation at time of filing.
