New mixed multi-family housing development has been proposed at 9500 West Pico Boulevard in Pico-Robertson, Los Angeles. City Planning Commission has approved redeveloping a car was into a residential complex with retail space.

Beverly Hill-based real estate investment firm Concord Capital Partners is the project developer. Abramson Architects is managing the design concepts and construction.

The new mixed-use housing complex will replace an onsite car wash named The Wash. Plans call for construction of a six-story building featuring 108 residential units. Retail space spanning an area of 3,250 square feet will be designed on the ground floor. The residences are offered as a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments. Parking space with a capacity of 134 vehicles will be constructed on the site.

The proposal relies on density bonus incentives to create a larger structure than permitted by local zoning rules for the property. In exchange, 13 of the apartments will be set aside as deed-restricted affordable housing for rent at the very low-income level.

Renderings reveal a contemporary podium-type building with a facade designed in metal and plaster. A street-level setback on Pico Boulevard will be used to create a publicly accessible courtyard and a plaza. Onsite amenities include a private rooftop amenity deck.

Construction of the apartment complex is expected to occur over 24 months and could be completed as early as 2023. The property site is located at a busy intersection in Pico-Robertson.
