A new residential project is under construction at 10375 Washington Boulevard in Palms, Los Angeles. The project proposal includes the development of a mixed-use building with 139 residences, retail space, and onsite parking. Last year, a vacant automobile repair shop was demolished as a part of the project plan.
Hong Kong-based real estate development firm Guo Rui Group is the project developer. Kevin Tsai Architecture is responsible for the design concepts.
The project will bring a seven-story building containing 139 apartments. The residences will be offered as studios, one-bedroom, and two-bedroom apartmenuo Rui Groups. Retail space spanning an area of 2,000 square feet will be developed on the ground floor. Parking space with a capacity of 140 vehicles will be designed on the site.
Guo Rui Group entitled the project using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by local zoning rules. The developer will set aside fourteen apartments as deed-restricted affordable housing at the extremely low-income level in exchange for the incentives.
Renderings reveal a contemporary low-rise structure with a U-shaped footprint wrapped around a podium-level courtyard. Open spaces will be provided through a series of setbacks and terrace decks.
Construction is expected to be built over period of 24 months. The project site is located across the street from Sony Pictures Studios at the northeast corner of Washington Boulevard and Motor Avenue.
