Los Angeles City Planning Commission approved a mixed-use project proposed at 1400 North Vine Street in Hollywood, Los Angeles. The project proposal includes the development of a building offering retails and residential spaces. Plans call for the demolition of commercial buildings located on the site.

Local real estate development firm Tooley Interests is the project developer. TCA Architects is responsible for the design concepts.

The property site is a parcel spanning an area of 50,000 square feet. The project will bring a seven-story building featuring 198 apartments. The apartments will be offered as a mix of studios, one-bedroom, and two-bedroom units. The mixed-use building will yield built-up area of 200,000 square feet. Commercial space spanning an area of 16,000 square feet will be developed on the ground floor. Parking space with a capacity of 278 vehicles will be developed on three subterranean levels.

In exchange for density bonus incentives permitting a larger structure than allowed by zoning rules, 21 apartments will be set aside as affordable housing at the very low-income level.

Renderings reveal a contemporary podium-type building with terrace amenity decks on multiple levels. Tooley Interests acquired the project site in 2012 for approximately $12.24 million. The estimated construction timeline has not been announced yet. The property site is located on the east side of Vine Street between Leland Way and De Longpre Avenue.
