Approval for an infill project has been granted for an apartment building proposed at 1814 South Federal Avenue in Sawtelle. The project proposal includes the development of an apartment complex with 11 units. The development site is currently a vacant lot, previously developed with a single-family lot.

Federal Holdings 26 LLC and Jericho Holdings LLC are the project applicants. Warren Techentin Architecture is responsible for the design concepts.

Plans call for the construction of a five-story edifice featuring 11 one-bedroom, two-bedroom, and three-bedroom apartments. A semi-subterranean parking garage with a capacity of 15 vehicles will be developed on the site.

The Planning Department signed off on a request for density bonus incentives to exceed certain zoning limitations on the property. As a condition of approval for the incentives, one of the new apartments would be reserved as affordable housing at the very low-income level.

An estimated construction timeline has not been announced yet.
