1317 South Hope Street has topped out, in Downtown Los Angeles. The project will bring some low income housing to the area, along with a mix of commercial space and market rate apartments. FMB Development is the developer for the project. A standout feature of the site will be the close location to Pico Station.

The design is seven stories tall. Upon completion, it will reach 85 feet tall and have 28,900 square feet of floor. 38 units will be in the upper levels. There will be a mix of studio, one-, two-bedroom,and a couple penthouse designs. Six units will be priced under the very low income tier.

Retail will be on the ground floor, along with some parking, and an additional two levels of garage below. There will be 28 parking spaces, and one disabled space. 40 long term and 6 short term bicycle parking spots will be on site.

DE Architects are behind the design. Plans include rooftop decks with views of Downtown and Greater Los Angeles, and recessed balconies that add dimension to the exterior. The aesthetic will be contemporary modern. Permit valuation, at time of filing was, 4.8 million.
