121 residential units are proposed for 23475 and 23485 Long Valley Road, in Woodland Hills. Bruce E. Pherson represents the project, on behalf of the Boething family, who own the property. The site is 32 acres and is currently developed with Boething Treeland Nursery, including a former single-family house, now used as office space, and the nursery’s administrative headquarters.

The location has varied natural terrain and supports naturally occurring trees, shrubs, and rural areas as well as nursery plant storage. Plans call for an 87-bed, 60,527 square foot eldercare building with Assisted Living and Memory Care rooms, 70 small lot dwelling units in the central portion of the site, 25 small lot dwellings units on the east side of Valley Circle Boulevard, and 26-single family homes on the northwestern portion of the site. Designs include one and two story layouts, with a maximum height of 28 feet.

The proposal for the site includes private open space as well as publicly accessible open space. There will be 22 acres of open space overall. Amenities include pedestrian walkways, community gardens, a pet park, a community pool, a children’s playground, a community room, and a hiking trail.

Di Cecco Architecture is behind the design. There will be 32 parking spaces for the Eldercare Building, 190 parking spaces for the Small Lot Homes (in addition to 61 guest stalls), and 52 parking spaces for the Single Family Homes. Eighteen bicycle parking spaces for the Eldercare Building and at least 10 bicycle parking spaces for the Small Lot Homes will be included.
