Glass siding is starting to wrap the exterior of the second of the “Iceberg” buildings at 100 California Street, in Burbank. Designed by Frank Gehry of Gehry Partners, LLP, the space will eventually be the offices of Warner Bros. Studios. The project has been named “Second Century,” in anticipation of Warner Bros. reaching a 100 year anniversary in 2023. The project is expected to wrap up in the same year.

Worthe Real Estate Group and Stockbridge Real Estate Fund are co-developers. Warner Bros. sold its historic North Hollywood Way site, known as the Ranch lot, which was used for television production as part of the deal. The agreement is one of Burbank’s largest and most complex real estate transactions ever, with a combined value of approximately $1 billion.

When completed, the design will have 800,000 square feet of floor, divided between the two structures. One will be seven stories tall, and the other nine. Part of the facade will be punched metal. Both buildings will have terrace decks for use by Warner Bros. employees.

Parking will be a large, underground facility. Construction is expected to generate 2.5 million hours of work. The site is highly visible from the 134 Freeway.
