A new residential project for seniors is under construction at 1615 Montana Street in Echo Park, Los Angeles. The project proposal includes the development of a five-story senior affordable housing complex.

The $35-million development is being built as a joint venture between Domus, Skid Row Housing Trust, and Affordable Housing CDC. KFA Architecture is designing the project.

Named the Ambrose Apartments, the wooden framework of the new senior affordable housing complex is nearly complete. The project will consist of a five-story building featuring 64 apartments. A parking garage with a capacity of 11 cars will be developed on the site. Outside of a single manager’s apartment, all of the units will come in studio and one-bedroom layouts.

The apartments are to be set aside for rent by households earning up to 30 percent of the area median income, with rents set between $591 and $633 per month.

Renderings reveal a contemporary low-rise structure clad in plaster and fiber cement panels. Besides housing, the building will include amenities such as community rooms, a central courtyard, and a rooftop deck. The project site sits one block north of Sunset Boulevard.

35 million dollars for a wood frame 64-unit apartment building seems outrageously expensive to me. Someone has their hand in the tilly for sure.
