Plans have been submitted seeking the approval of a new apartment building proposed at 5101-5125 West Pico Boulevard in Mid-Wilshire, Los Angeles. The project proposal includes the development of a seven-story apartment building offering affordable housing units as well.

Los Angeles-based real estate developer Local Development LLC is the project developer. Lahmon Architects is responsible for the design concepts.

The project will bring 136 residential units into a seven-story building. The residential units will be developed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom residences. The majority of the units will be offered at market rates, however, the developer has reserved 13 units for tenants at the low-income housing level.

Amenities will include package-receiving lockers, a fitness center, a business center, a rooftop deck, a two-story clubhouse, a dog run with a washing station, and a pool on the podium level with outdoor BBQs and cabanas. The project will also include electric vehicle charging stations.

Renderings reveal a contemporary building harmoniously blending the high form density into the architectural scale and language of the adjacent neighborhood. The brick façade at the two-story base mimics the frontage of nearby homes, while entry porches and Juliet balconies provide dynamic scale. Grade-level live-work units with enclosed outdoor spaces flank the base of the development from the alley at Redondo Avenue around to the corner of Pico and Meadowbrook.

Groundbreaking is anticipated to begin in Q2 2024.
