A new residential development will soon be seen at 6728 Sepulveda Boulevard in Van Nuys, Los Angeles. The project proposal includes the development of a six-story apartment complex offering more than 400 units. The project site was previously developed with an eldercare facility.

Los Angeles-based Uncommon Developers is the project developer. Works Progress Architecture is responsible for the design concepts.

The project site is a parcel spanning an area of 95,000 square feet. Plans call for the construction of a new six-story edifice featuring 405 residential units. The units will be offered as a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments ranging from 365 to 1,185 square feet in size. Parking for 556 vehicles is proposed to be located in a three-level, semi-subterranean garage.

The project’s entitlement application relies on Transit Oriented Communities incentives to permit a larger structure than allowed by zoning rules. In exchange, Uncommon is required to set aside 41 of the proposed apartments as deed-restricted affordable housing at the extremely low-income level.

Renderings reveal a contemporary podium-type structure clad in smooth stucco painted pink, white, and black. Plans show a podium-type amenity deck with a swimming pool overlooking a driveway along the southern property line, as well as addition open space at the roof level.

The estimated construction timeline has not been announced yet. The apartment complex will be located near a busy intersection in Van Nuys, just south of Vanowen Street.
