A new residential project will soon be developed at 2335 Temple Street in Westlake, Los Angeles. The project proposal includes the development of a four-story apartment complex that will replace a parking lot on the site.

The project is being developed by Caladan Investments and designed by Sam Ghanouni.

The project was approved in 2018. It will consist of a four-story building featuring 35 apartments offered as a mix of one-bedroom and two-bedroom apartments above basement parking for 29 vehicles.

Project entitlements include Transit Oriented Communities incentives, permitting a larger structure and less on-site parking than required by zoning rules. In exchange, three of the new apartments are to be set aside as affordable housing priced at the extremely low-income level.

The new project follows a string of recently mixed-use and multifamily residential developments on Temple Street, including a larger 47-unit complex which opened a short distance west in 2017.

The project site sits just south of the US-101 freeway.
