107 South Hewitt Street, between the Arts District and Little Tokyo, is nearly complete. The project is a collaboration between Boulevard Partners and Bridge Investment Group. The site is a couple of blocks away from LA Union Station, the hub for connections throughout the county. A website, recently launched for the complex, states that the site will be, “Welcoming you home soon,” and offers a simulation of the one site views of Downtown Los Angeles from the upper floors.

The building is six stories tall with 92,000 square feet of floor. It reaches 81 feet high, 228 feet long, and 128 feet wide. Inside, there are 69 apartments, eight of which will be low-income housing. Resident amenities will include a roof deck & sky lounge, courtyard lounge, fitness area, and lobby study spaces.

The ground level will have commercial space, including kitchen space, in the core and shell. Below grade, there will be a basement with parking. The site will have 7 compact, 3 disabled, and 48 standard parking stalls. Onsite bicycle parking will be provided, with 62 long-term, and 13 short-term spaces.

RIOS is behind the architecture, design, and landscape. Units will consist of studio, 1-bedroom, and 2-bedroom apartments with lofted ceilings. West Builders carried out the construction. Legacy Partners will be handling the residential management, and CBRE the commercial leasing.
