A new apartment building has been proposed for development at 11540 Santa Monica Boulevard in Sawtelle. The project proposal includes the development of a five-story apartment building. The project could call for replacing Santa Monica Glatt Kosher Market, a two-story retail center of the site.

Santa Fe Springs-based company Golden Springs Development Co is the property owner. AC Martin is designing the building.

The project will bring a five-story building offering 46 units, replacing the existing 12,500-square-foot building. The units will be developed above parking for 60 vehicles.

Proposed plans would rely on density bonus incentives to permit greater height and floor area than otherwise allowed by zoning rules. In exchange, seven of the studio, one-, and two-bedroom apartments are to be set aside for rent by very low-income households.

Renderings reveal a contemporary exterior designed in stucco and metal panels. Onsite amenities include a rear yard, a courtyard, a rooftop deck, and a street-level recreation room.

The project site fronts both Santa Monica Boulevard and Colby Avenue. The estimated construction timeline has not been announced yet.
