A new residential project has started construction at its site at 2460 Purdue Avenue in Sawtelle. The project proposal includes the construction of a six-story building offering 27 apartments. The project replaced two single-family homes on the site.

Local firm Category is the project developer. Bittoni Architects is responsible for the designs.

The project site has broken ground to bring a new multifamily residential building. Plans for construction of a five-story building featuring 27 apartments above a single level of subterranean parking. Plans were approved in July 2022 by Los Angeles City Planning Commission. The project utilizes Transit Oriented Communities incentives, allowing for increased floor area and density relative to what zoning rules would normally allow. In exchange, three of the new apartments are to be set aside for rent as extremely low-income affordable housing.

Renderings reveal a contemporary low-rise design centered on an open-air atrium. Plans also call for amenities such as a recreation room, a central courtyard, a gym, and a rooftop deck. The housing complex showcases a modern chamfered façade, implementing a fabulous interplay of light and shadow. The exterior finish boasts of clean lines, floor to ceiling windows, and natural tones.

The project site is located a few blocks west of Metro’s Expo/Sepulveda Station.
